So I’m not under any time pressure either, since the condominium will initially be rented out (until the end of the fixed interest period in 5 years, and then I’ll see how the market is). Finding tenants in Berlin is relatively quick and possible on short notice.

But it’s still a nasty double burden. Basically, every additional month costs me 1000 EUR more.
That means if no short-term delivery date is given by the end of January, then I will go ahead with the heat pump deal and buy two more instantaneous water heaters for the hot water.
Dusty work doesn’t really happen anymore; it’s just about heating and hot water – provided the electrician finishes his work by the end of the month as promised.

In principle, every month also costs me 1,000 euros. Plus the direct electric heating...
For now, I am satisfied with using the mobile electric heating center. Unfortunately, the installation of the 80-liter hot water tank also costs extra money. I am looking for a better solution here. Does installing an electronic instantaneous water heater make sense? Can this device still be used sensibly with the installation of the heat pump?

Basically only if you also use it permanently, for example for guest rooms, centrally rather not. But then you also need a 5-core 2.5mm cable and a big fuse (21kw). By now, it's probably too late for you. Sometimes you just have to make the numbers look a bit better. You have to pay taxes on the rental income, and then it's no longer 1k net ;)

Unfortunately, I have already factored that in (or out). There are plug-in water heaters with 3kw, which are sufficient for the hand washbasin and probably also a shower. Of course, you don’t take a hot full bath with them.

We sold our house last December 2020. The contract stipulated the use by rental until 03/21. Only with the sale of the current/old house (from 2010) did we know our financial scope for the new house.

Showering for more than 3 minutes gets tight, nevertheless you probably don’t want to put up with this ugly thing in your new build :) Sometimes patience is the hardest part. I think every building has its own problem areas.
