Good question, I just googled "Bundesanleihen SWAP" after reading here and looked at the first result, and it roughly seems to match what clausen77 is looking at. Although "my" name might not really be quite fitting, because at the moment I’m not sure what it really has to do with federal bonds....?? (probably little, but Google knew what I wanted) The result is apparently the "Euro Int Swap Rate 10Y" or "10 years EUR Swap Rate" or something like that, which can probably be found elsewhere as well. For my personal curiosity, it was enough to see that fluctuations there usually also reflect in real estate interest rates (because yada yada something about how banks refinance?) and in my short observation period, I would confirm that. But I don’t personally know the exact connections and a short google hasn’t really helped me much so far (and I haven’t felt like a longer search yet)

This trend correlates quite well with mortgage rates, although to me with a delay of about 2 weeks or less. It’s not entirely clear. The swap has been steadily but slowly going down since mid-June.
Next week I’m going to the bank to check the terms. Let’s see what they offer.
