I mean, who still buys a non-renovated house with 40-60 mwh heating demand?!
No matter if XPS, Klemmfilz, or Kerndämmung. Everything costs at least twice as much as it did 12 months ago.

Families who are craftsmen or have them in the family and don't have 650k for house and land... If an old house costs 200k and can be made visually nice with 100k, I can probably heat the place at sauna temperature for 3 lifetimes with the remaining 350k...

I currently see few houses for 200k in decent locations.
I wanted to point to something completely different.
The gap between unrenovated stock with 200w/m2 and kfw40 must and will probably increase.

I haven't really seen the low prices for old houses either. With additional costs and 100k for renovation, you were roughly in the range for which I am now building new. The prices for the houses were so high because the price was always determined by the person who estimated the least money for the renovation. Whether they were right or not.

That’s true. We had also looked at a house once – purchase price 250,000 €, rough estimate for energy-efficient renovation 200,000 €, totaling 450,000 €, which would have been completely reasonable. It was then taken by an older couple for 300,000 € – because “almost nothing has to be done.”

I would take any house offered here for that price. Ridiculously low purchase price, regardless of condition. Such a cheap one hasn't been available for a long time.
