That is probably due to the gas heating and the energy consumption – the semi-detached house is almost 100 years old. And from the €850K purchase price, depending on the exact location, around €400-500K is probably for the land portion, so only €350-450K remains for a 170 sqm house with finished outdoor facilities and a full basement.
In the end, in my opinion, a reasonable house price for the location.

Then I can't find it on scout24 - there is only a semi-detached house at that price on the right bank of the Rhine

I had a similar situation with my town house: my parking space was surrounded by garages… a whole 3 x 6 paved between two walls. Access to the whole row was then via the shared areas walkway/front door. I think the option that latecomers who can't decide have to forgo an upgrade, so the quick deciders get something as a deterrent, is fundamentally not bad. That way, some projects actually get done ;) Yes, I think so too, when I see the donation jar at BUDNI at the checkout: many small coins, hardly worth anything to the individual. But collected, it brings in quite a few euros, which are still _more_ worth than nothing at all. It's sad when people only think of themselves when talking about community :(

Some people have been waiting for years to just be handed the houses they bought a few years ago.

These are the ones who think they are smarter than everyone else and always say, "I wouldn't buy a house now, just wait a few years, then the houses with cheap financing will come on the market because people can't afford them anymore."
