If you have signed everything, why do you only start building in April 2023? I still see it as a big mistake to put yourself in the hands of a general contractor. There may be a few good ones, but they are very rare.
I couldn't do it anyway. I am a craftsman and prefer to keep my work in my own hands. But I am aware that not everyone can do it that way.
What forms a legal framework today may be completely different tomorrow. Most people don't have that on their radar. There is no reliable politics anymore. We will still experience some surprises.
Today I read that consumer advocates are demanding that if someone can no longer pay their electricity bill, there should be no more electricity cuts from the energy supplier. I wonder who will then pay for their electricity at all.
Maybe construction companies will also be allowed to just delete their price guarantees or raise prices just like that. Just like with gas. From emergency level 3, suppliers are allowed to cancel old contracts and bill on a daily basis. So everything is unpredictable at the moment.
Anyone who wants to build today needs liquid equity and must build by self-contracting. There is still material available. Buy and stockpile the basic things. Yes, you have to create or find storage space for that. I expect that by autumn there will be masses of builders standing around without material. Whoever then has material can also build cheaply.
Yesterday, after a long search, I had an electrician at home who connected my photovoltaic system. I built everything myself; now only the wiring has to be connected and a smart meter installed in the meter cabinet. I really searched a long time for an electrician. Suddenly, photovoltaic electricians have time again and want to work on these small jobs.
Why? Quite simply. There is no more material on the market. Storage units, inverters, cables, mounting rails — all unavailable.
What are all the photovoltaic companies doing now? BYD storage units are no longer orderable. Fronius inverters are not available for 2022.
There simply is no more stock, and whoever still has anything to sell takes double the price or even more.
Knowing well how things will develop, I bought everything back in January at very good conditions.
Well, this is how it will soon look throughout the entire construction sector. So quickly go to the building supply store and get a few more offers.
Drive out to the new development areas and talk to the construction workers on site. They will tell you how things really are.
