Even trained craftsmen don't do everything better than the "layman". There are many things you can do yourself without much craftsmanship skills. And some things you can do with some skills.

I am also financing my son’s plot of land with a loan from early 2014 at about 3%. But I haven’t taken out a forward loan yet because he actually wants to build in 2024 and then finance it himself. We’ll see how that goes, if it works out. But it’s only 15,000 euros then, which we will pay if necessary. At least the standard land values have since risen fivefold, so he is contributing much more equity.

Interest rates currently know no brakes. We have closed what we applied for last minute on Maundy Thursday (before an announced increase after Easter) with great difficulty. We secured 2.54 fixed for 20 years there. I keep checking the comparison portal from time to time, and the same financing would be between 3.34 - 3.6 today. Almost 2 months later. Wow.

You are right. That’s why I wrote that for many it will only be possible through personal contribution. They have to make up for it that way. Or build smaller.

But I think this won't last long. I'm not a financial expert, but so far construction interest rates always followed the key interest rate. That has now decoupled.
But banks also want to get rid of their money. And if no one takes out loans anymore, maybe they will get cheaper again?

There are interesting posts on this topic here, see "Fleischerhaus". :) The often-heard term "inheritance generation" fits this a bit too. @all, unrelated to the aforementioned post: According to yesterday’s MDR radio news report, property transfer tax in Saxony is supposed to rise from 3.5% (we still benefited from that and even got 50 cents gifted ;-) ) to over 5%. So far, it’s only being talked about.
