Well, exactly what you want to avoid. Consumer nonsense, tackiness, etc.

Someone once told me in a car discussion here that before you can afford a house, you first need to have two decent cars.

No, just normal customers who had enough equity to cover additional purchase costs and a small buffer. Otherwise, full financing with 20-30% financing costs from net household income, to fulfill the “dream” of a single-family house.

I certainly had that here. There were and still are, luckily here in the East, habitable small existing properties for 70-150,000 € (partly including modernization done oneself). The monthly payment was lower than the old net cold rent. But basically it's really bad that a clerk here with 1,200-1,400 € net could afford a little house and in the old federal states two good incomes are not enough.

But with us in Lower Saxony.
Single-family house new build 125m2 a lot of own contribution, 140K, with land and garden 190k.
€650/month.
Built in 2020, completed in 2021
And that even with clinker bricks, clay tiles and roller shutters, which is partly already considered a luxury

Guess what - if you also fire the bricks in EL and dig the clay yourself out of the ground, then you can do it with 0 euros. That is not a requirement. The requirement is always completely assigned, then you know what it costs.

but still bad that you get "shortchanged" with €1,200-1,400 in full-time - right? Because the other living costs aren’t significantly lower there...
