Definitely not easily achievable for under 40s without inheritance. But there are plenty who get a financial boost from family. That will continue for some time - but maybe you won’t see fireplaces, lift-and-slide doors, large window areas, venetian blinds, electric shutters, double garages, etc. as often anymore. And the living space will just be a bit smaller. People just have to dial back their expectations a bit again. We could have easily spent 150k less as well, but we didn’t want to ;)

So that every person with maybe 1500 euros net could build a single-family house, even if they had 0.8% interest - I strongly doubt that :)

I certainly had that here. There were and still are, fortunately, small habitable existing properties in the East for €70,000-150,000 (partly including modernization through own work). The monthly payment was lower than the old net cold rent. But fundamentally it is already bad that a clerk with €1,200-1,400 net could afford a little house here and in the old federal states two good incomes are not enough
