please just learn to read graphics before you clash here! If you can't do that, then just read what is written. Do you see in the second graphic where the first graphic is related to the construction interest rate? Sure, the graphic only starts in 2006, but if you do a little research you will see that the interest rate in 2002 doesn't change much.

Self-performance is possible for anyone with a healthy body. If someone doesn’t want to do it because it’s too exhausting or time-consuming, they can simply call in a craftsman and pay for it. But it is definitely possible, as long as you don’t live dozens of hours away. We have done a lot ourselves and still do. We felt our way into it. By now we can do drywall, plastering, simple electrical work (but here we always have a friend who is an electrician take a look!), lay floors, install doors and windows. We have installed interior window sills, built entire walls with drywall, hung toilets, sinks. Of course also the classics like painting, filling, wallpaper etc.. We have sanded and re-stained stairs. And surely even more that I can’t think of right now.

We only give up on roof, facade, tiles, gas and water (no claim to completeness). For those, we call in craftsmen when necessary ;). In the garden, I will soon build a raised bed out of bricks. And I am a woman – you just have to educate yourself, need proper tools and materials, and then you get better with practice.

Roofing is not rocket science either, the difficult part is getting the battens right. But after several attempts, we managed it as laymen. But when I look at the bill... calculated dishonestly, I probably saved 3-4k on the garden house. Honestly calculated, with all the small stuff and all the trips, it's probably more like half. For 2 people who were busy for a week (with working hours that I wouldn’t accept from my company ;) ), it's not so great anymore. During the week, I was basically only home to sleep. The killer for us is also the travel time, with three-quarters of an hour to the construction site, it only works on weekends (which are very few) and holidays.

I had originally considered setting up the carport before moving in so we would have a dry place to unload during the move. But now that will be postponed until we live on site after the experience.

What is clearly visible in the graphics from , I think, is that despite significantly rising prices in relation to income since 2010 (as seen in the first graphic), it remained "affordable" due to the low interest rates (second graphic). And that is exactly what is no longer the case now. If the second graphic included the developments of the last six months, it would look different again.

At least, that was my understanding at first glance.

Yes, that is so. In times of war, accompanied by the energy crisis and inflation, prices are rising everywhere, not just in house construction.

It can also be put another way: in the past, a household had to dedicate 40-50 hours per week to work.
Today it’s already 2x39 hours.
On the one hand, this results in higher income, on the other hand, hours are now lacking to "run the household."

Or to put it differently, if everyone works all day anyway, why still buy a property for so much money (in Germany).
