And if I were a craftsman, [GU], etc., and had to refuse orders year after year due to capacity reasons, I would also increase prices by 5-10% per year and test the limits. Unfortunately, demand still determines the price. This is not only the case with materials.

No, of course not, otherwise I would be stupid to order it. I have no problem with it and this is not supposed to be a complaint. Just a guideline for those interested. Instead of formerly €5,750, it now costs €7,000 net. Changes in taxation are therefore excluded. Flat roof without sealing work approx. 6.30m x 4.40m

Well. Last year we simply weren't sure yet if such a roof was right for us. Now we are firm in our decision, for example, we have just decided to install 2 skylights 90x60. We didn't have the idea last year. They are of course listed separately and are not included in the above prices. I don’t see it as that bad, especially since the carpenter is known and has already done work several times in the family.

Thanks. That’s exactly what I meant. But I have to say the estimated 1600€ per sqm were pretty well estimated back then, and 300k€ is not the world for all in, depending on equity, if you didn’t earn a combined 2800€ back then.
Basically, I try here in the forum, when I venture an assessment of a financing, to exclude unhealthy financing. And by that I don’t mean the interpretation of “what’s possible” but what causes “no stomach ache” over 20 years.

I found a breakdown of income and expenses from back then. Together we had €3700 with 2x40h. However, during the construction the child was born and after parental leave it was planned that my wife would continue with 30h if possible. That would have left us with an estimated €3400-3500. It was also not entirely clear if it would stay with just one child. Then things changed significantly due to job changes, salary increases, and 35h instead of 30h. We planned the house construction and financing so that we wouldn’t have to make restrictions, e.g., regarding vacations. Also, the rate should be manageable with just one income if necessary. It may be that our features don't differ much from a good rental apartment in terms of standard. But the luxury for us does not lie in the features, but in the freedoms that ownership brings. For us, for example, the bathtub was completely irrelevant. We did install one, but left it completely standard. Our child probably used it the most, about 30 times in 7 years. For a few years now he prefers showering. It’s the same for us, my wife and I were in the tub at most twice. We had a second shower installed in the guest WC on the seller's advice, but it has also only been used twice in 7 years. We almost never use the roller shutters except in summer for shading. We don’t want to lock ourselves in. At first, we even considered leaving them out, but luckily left them in for the shading. What I am currently missing here in the forum is an evaluation of the sqm prices. Wild numbers are thrown around and everyone tries to top each other with new sqm price records. One includes the costs of the basement, another the incidental construction costs, the third builds in Munich. On top of that, everyone has High-End equipment. From my point of view, that doesn’t make much sense. It would be more sensible to name a basic price and the upgrades separately, like back then.
