We will have 110sqm of living space (2 adults plus teenager) and that is more than enough for us. We currently have a 96sqm rental apartment and don’t feel like we are missing anything. Our priority was more on a fireplace, a location in the countryside, and a bit of a view. We don’t need more than that.

That wasn’t what I meant. I’m happy with my Octavia ;) But if I have to spend more on an existing building including renovation than on a new build, it’s obviously not helpful if the floor plan is very old-fashioned. By the way, we’re doing about 130sqm; I personally think 150 is already a lot for 2.5 people.

My brother’s employer fully relies on HO. Their previous offices were terminated by the owner (the company downstairs). The new offices are too small for their plans, so they rely on hot desks and HO. The trend towards HO is growing increasingly, and many employees will demand it. The old-fashioned bosses have to keep up or "die" because they will no longer find employees.

This also exists here... yes, in case the grandchildren want to build one day, we keep the plots... On the other hand, these are usually areas from the 1990s and earlier with the corresponding development plan from that time... You have to like that, of course...

In recent years, however, there has only been construction obligation (completely right, by the way)

Vacancy also costs money, and more than most people think (opportunity costs). In this respect, a penalty is actually not necessary. On the other hand, private small landlords have a difficult political standing. Therefore, it is not surprising if some leave their parental home empty for a while instead of renting it out. And fundamentally, everyone has the right to ask any price they want, even if the grandparents' house is a wreck.
