I’m happy with my Octavia ;) But if I have to spend more on an existing building including renovation than on a new build, it’s obviously not helpful if the floor plan is very old-fashioned. My husband works as an engineer in plant planning and also fights for HO every day with his employer. Three days a week would easily be possible. "They just never answer the phone when you need them" is the argument there. My husband just dryly replied that it’s no different in the office.
I think many ignore how high the proportion of employers is that do not want to modernize. And depending on the region, they also get away with it. See part-time discussions and parental leave for fathers. As a woman, I am not so optimistic about that.
Good question. If the municipality buys up, prices explode. There is no leverage like a penalty for vacancy.
On one side buildings stand empty, on the other side potential owners sometimes have to move away.
Vacancy also costs money, and more than most people think (opportunity costs). In this respect, a penalty is actually not necessary. On the other hand, private small landlords have a difficult political standing. Therefore, it is not surprising if some leave their parental home empty for a while instead of renting it out. And fundamentally, everyone has the right to ask any price they want, even if the grandparents' house is a wreck.There are no pressure tactics such as a penalty for vacancy.
