A strategy that hasn't really worked since mid-2021 – you can still try it today, as there is no direct feedback on the real estate portals. If there was, you'd probably get a lot of laughs.. ;)

That's what someone told me, who bought a condominium in Munich about two years ago. It was common to bid at least 10 percent above the asking price before the viewing just to have a chance.

Crazy. Maybe in a few years people will shake their heads about it...

Now prices are falling first, the construction boom has stopped, and in 3 years we will realize again: Energy-efficient housing is lacking. :D

We don't have to wait three years for that; you can already notice it this winter. Although energy-efficient living space comes more from renovations than from new construction.

So in the Stuttgart area, real estate up to 10 million is still doing great. Only the extremely expensive ones are currently dead weight. You can or already do notice it with standard houses around 100-120m2. Often, financing was done on the edge here. These are the first to fall.

, in "our" area in Surrey, prices go up well to GBP 1.5m, beyond that it is practically dead, for months now. The GBP 7-29 million range is not moving at all. Everything between 2.5-4 million does not sell because a) poor location, b) old houses that need renovation and are currently uninteresting for developers, c) the price is too high even for this upscale area. The houses have living areas between 500-2700m2.

In demand are properties up to about GBP 3.3 million. The owners of houses in this price range are older, looking for something smaller, and find it difficult to decide and to "move".

Many houses in the area are also only occupied temporarily because the owners have their main residence abroad and do not have to sell.
