As of today, the price of wood on the world market is approximately at the 2017 level.
What does that mean for home builders?

That is the big question.

Not only for wood, but also for other raw materials / intermediate products, prices are falling again or the forecast is that they will fall again during Q1-Q2 2022.
What of that reaches the builder?

So I think one should differentiate precisely in this thread:

- Construction costs in terms of material
- Construction costs in terms of: How much money does the GU/BU want to see from the client?

I currently see material costs, after some exchange, again as described above, retreating or stagnating. Apparently, a few lobbyists were at work again with a tendency to scare-mongering.

Some BU seem to want to take advantage of what happened before... Increasing sales prices while equity prices are falling.

Don't let yourselves be fooled and just negotiate. There are still others who act fairly.

Have you looked at the curve? 715 EUR was seen at spring 50%, but already in August and September there were prices below 500 EUR.
Who can give a forecast for the first half of 2022? None of the stock market experts had even remotely forecast the prices of spring 2021 back in 2020...
