If you can still somehow reorder the heat pump, do it! "Bigger is better" is the cardinal mistake when sizing heat pumps, and sorry, disqualifies your acquaintance. It's not about extra cost but about efficiency and wear. Absolutely wrong decision.

8kw is still too big.

As an example (already mentioned elsewhere), just under 6KW would have been sufficient for our well over 300m² living space in the passive house, divided into 4 residential units! It ended up being, among other things due to subdivision, 2x 7KW heat pumps (but modulating down significantly)

6.7k per unit as equity doesn’t seem like a bargain to me either when I see for how much the heat pumps are sold online.

ECB raises the key interest rate by 0.5 percentage points. This is more than the initially expected 0.25 percentage points. It is often said here that the interest rate increase is already anticipated and priced into the current rates. However, I fear that the additional 0.25 percentage points will give mortgage rates an additional, strong boost.

I don't want to be unfair, but the fewer people competing with me for building materials, the better :-D We have a "price round" with the general contractor next week; I'm curious about the new total sum awaiting us. For the record: offer from the end of 2021, ready for occupancy = 510k. I will report when I know more.
