Land price development in a small town in the Münsterland (25km to Münster) by the way as follows:
1st quarter 2020 approx. 280 - 340
1st quarter 2022 approx. 600 - 700!

The reason we have such a low homeownership rate is also due to the strongest tenant protection laws in the world. And does Switzerland have a problem because of that? Why does that frustrate you? Do you own property? Our requirements and regulations further increase construction costs… I know someone who bought a large apartment on the coast in Bulgaria. €800,000. The cheapest apartment in the complex is €250,000. So the gap between income and costs there is even much larger.

Russia maintains a "list ... of countries that are considered 'unfriendly'/'hostile' towards Russia." This is reported by the Russian news agency Tass. In addition to Switzerland, the list includes, among others, the countries of the European Union, Australia, Great Britain, Canada, South Korea, Japan, and the USA."

For fertilizers, Russia has already imposed (until the end of March, temporarily) an export ban.

Therefore, it would also be an option to consider that Russia, in turn, might no longer supply "unfriendly countries" with selected raw materials?

But one would have to find out what the reasons for this are. I speculate possible factors

- Additional purchase costs are extremely high and have to be borne somehow (mandatory notary with fees linked to purchase price and not effort, real estate transfer tax, unregulated broker commissions which the buyer must (also) bear) - Cultural anchoring to driving and commuting; tax incentives for long commutes, hence fewer moves, less activity in the real estate market - General risk aversion and full insurance mentality of the German population prevents "big" decisions - Renting is also legally quite attractive and fits perfectly into risk avoidance - ...

The historically low home ownership rate is due not least to the massive destruction of World War II. In the cities alone, over 8 million apartments were destroyed as a direct consequence of the war. The refugees and expellees from the Russian-occupied territories then encountered the low supply of usable housing.

also please do take a look at how the average Italian or Portuguese lives. Sometimes just the simplest small apartments without central heating, single glazing, etc. People just dress warmer and that's it, even at work. I go there several times a year for work, in January + February I no longer plan any business trips.

That has little to do with the "standard" here with us.
