Bargain! 15k demolition and you have a super cheap plot of land. What's the problem?

70k for the 122sqm plot makes 570€/sqm. I find that quite a lot for a place with 5500 inhabitants. Then you still have to go through the process of putting a house on it that you want to live in. Even as a terraced middle house, the setback eats up half the plot.

Not only public projects are affected. In our case, the new swimming pool is at risk. It was decided about 2 years ago, the old one has to be demolished because of asbestos and so on. In the meantime, the price for the new building has doubled. The problem is the construction was only possible with funding. Now about 35% is missing in the budget.

What is also a good example of shortage/price increases is ammunition... Currently almost impossible to find a packet of [bleifreie] cartridges... Price increases since autumn 30-70%...

Since there are no more clay tiles, everyone is rushing for the concrete roof tiles. The next big problem will be the cement. Very energy-intensive production. Not to say extremely energy-intensive. With a planned oil and gas embargo against Russia and/or a Russian supply stop, there will be no building materials here anymore. No matter if from now on tiles, construction steel or roof tiles. At the moment, the warehouses are being cleared out, hardly any new goods are available.

The price per m2 is very steep for our area. In the previous development area, the m2 cost 119 euros, while in the new development area with plots averaging 500 m2, prices around 140 - 160 euros per m2 are currently circulating.
