It generally always depends on the size / design and arrangement of the rooms. Large, open rooms without walls - rather a lot of steel needed. Small, closed rooms (hardly anyone builds like that nowadays) - rather little steel. But this is not expert knowledge of mine, I just understood it that way from our architect.
I mean, for our single-family house with a large double garage in the basement and an open living-dining area + kitchen on the ground floor with a floor slab and two reinforced concrete ceilings, it’s about 10 tons of steel. If that costs 600 euros more per ton than a few months ago, then you have 6,000 € in additional costs. Okay - now you can say: "No problem, you just have to calculate that as a buffer or make cuts elsewhere."
Basically correct. But in addition to the extra costs for the steel, there are then 5,000 € extra costs for the bricks, 5,000 € for the concrete, 7,500 € for the windows, etc. What I want to say: These small amounts in the individual materials unfortunately do not currently limit themselves to one particular part of the building - and then it quickly adds up to a mid five-figure sum.
Regarding the absolute numbers for the increases, I obviously agree with you. And it does add up. However, you are also well above the standard, so hopefully a buffer will easily cover the costs here as well. I come back to the annoying topic of "expectations." However, you can very, very easily save costs with you so that the construction remains affordable.
