Maybe it is because prospective homeowners immediately exclude construction companies that state a realistic price from their selection and are later too proud to return. This archaic behavior, where the bearer of bad news is thrown into the well, could lead to construction firms and architects fudging the numbers and only becoming "concrete" later. Anyway: closing your eyes to reality is a great thing, but in concrete project implementation it is not productive.

I only hear about this from my circle of acquaintances. There are no more turnkey offers being made (except for prefabricated houses). They calculate with daily prices and the offers become more expensive from conversation to conversation. That was already the case for me, even though I myself am "only" renovating. I wonder how much speculation there is in this business and how much is really due to supply shortages and rising raw material costs.

However, what I repeatedly notice in this forum is how all projects are cut with the same brush.

Calculating by sqm is simply not effective and depends on so many factors that from my point of view no comparability can be established at all. There would be, for example: location, construction method (solid/wood, basement?, bay window, dormers, glass surfaces, etc.), KFW standard, size (construction costs are not linear), self-performance... The list can almost be continued endlessly.

Also, the term "turnkey" is repeatedly used. However, there is no really uniform definition of it.

That building has become expensive is not up for discussion – but with flat statements like "there's no point in calculating with under €2,500 per sqm" you are not helped.

Content-wise, you can generally agree with this, the information is actually not meaningful without many necessary details. Nevertheless, this question is asked, especially by "beginners" who are still trying to find their way. They want to know how much can I afford, can I even afford anything. Or whether an existing offer is realistic.

You simply can't avoid this here. Like in the heating consumption thread, where one person lives on the slope behind the forest, has two bay windows on the house, and suddenly, 10, 20% more consumption than a comparison value of a simple cube in the middle of the city in the warm Rhineland. Comparison actually makes no sense, but not comparing is also no solution ;-)

I have a general question about the calculation of the price per square meter. If I want to calculate my actual price per square meter, what should "one" take into account so that it is comparable to the figures given here? Only the pure construction costs or also additional construction costs, the plot of land, possibly the kitchen? (I don't think the outdoor area counts, since one can just throw money away there ^^) What all is included in the square meter price? Only living area or living and usable area (including attic if available)? How are a garage or an attic then taken into account?

If this question has already been asked x times, I'm sorry, but I somehow couldn't find anything concrete about it.
