That of course explains a lot and puts it into a somewhat different perspective. It must already be a high-priced area ... at €1,125/sqm plot.

Half an hour by car from Stuttgart, directly on the federal highway, in the neighboring village there is an S-Bahn connection.
Two years ago we paid €400/sqm, I already found THAT extreme. The current price is totally crazy.
However, there are practically no new development areas here. Apparently, there are people who are so desperate that they pay that.

I would say, anyone who can pay that and is then still able to build a single-family house on it cannot be that desperate.

I know the situation. I really live in a small village, the highway is 25 minutes away. Even there, prices are going up because a) no new development areas and b) no existing houses on the market. The houses that are available go from mouth to mouth and don’t even make it onto the real estate market. People who have just started a family or are planning to are really desperate and don't know where to go ...

Why does such a Port come 20?
Why are alternatives ruled out?
I'm not talking about the 999,- model from toom. But for around 5000,- there are really decent and durable kits. Kits! That means I assemble and build the foundation from screed concrete. That means we handle 7.5 m long square timbers together. That means we buy a canister of Carboline and brush the wood with it before assembly. That means that we initially forget about greening and forget and forget... because no one cares anyway after three or four years. According to the development plan, our concrete garage was actually supposed to be too, but so what...
The result is certainly not quite as 100% as the 20 k Euro solution. But it was completely sufficient for me.

Unfortunately, this is controlled. At least according to a neighbor who built two years ago. He said that someone from the building authority showed up at his door one day to check the greening and planting. However, I have no idea what consequences it would have if one ignores it. A simple wooden port for 10k would have been enough for me too.
