You are now talking here about (exaggerated and roughly estimated) 0.2% of Germans who are actually affected.

And still, I can't believe that anywhere a 50-fold factor is paid. Regardless, no bank in the world would finance that. It would then have to be almost exclusively equity-financed. And that, in turn, no sensible investor does...

From my point of view, the best retirement provision one can create for oneself is living rent-free in old age. It may be that this does not apply to the regions you mentioned. But that is certainly a negligible proportion of Germany.

I wouldn’t wait for someone to explain it to me. (And I won’t do it, since you have already made it clear what you think of my opinion.)

It’s quite simple: I claimed that it often doesn’t pay off to build/own. You can just brush that off with a “Nonsense!” or you can realize that your own opinion from five minutes ago can very well be wrong.
The next step would be to consider what advantage the person thinking differently might have had in making me reflect. If nothing plausible comes to mind spontaneously, my next step would be to ask the search engine of my choice. Often, after five minutes, you realize it might be worth reading further.

But: you have to want that. Rethinking entrenched opinions can hurt. However, it can possibly advance you in life more than labeling people with different opinions as preachy prigs.

That’s EXACTLY how we built and financed at the time. 9% interest and 1% redemption; that was rather standard back then. Anyone who has paid such interest rates (for a long time) once knows how to appreciate today’s level. No matter what anyone calculates for me, with almost 10% building interest you quickly reach the end of the line. yep, it often only worked with permanent reductions or cuts in the private sphere, even if not everyone today can understandably relate to that or would perceive it today as a painful or unthinkable restriction. Since we were also called Hinz or Kunz back then, it only worked together with the parents in the house; otherwise, we wouldn’t have been able to build despite decent jobs at almost 10% building interest.

Just filter for investment properties in Berlin, Munich, Düsseldorf, Hamburg, etc. For those that are rented out, you can gladly calculate the ratio between annual rent and purchase price. You quickly get over 40 up to 50. 10-12 years ago, there were still bargains in Dresden between 15 and 20 times the annual rent. Even there, the 30-fold annual rent has long been surpassed. This is exactly what I am currently experiencing in the area.
Rents have remained relatively stable, even in downtown Dresden. The real estate topic, on the other hand, has practically exploded in parallel.

What is supposed to be wrong with the statement? Sure, if you just don’t move out and wait it out until the eviction lawsuit, no one will kick you out. But otherwise, I don’t see any content error?
