Construction costs are currently skyrocketing

I observe, we are in disagreement.

A bit off-topic, but I have 2 short questions:
- Is it normal that general contractors (GCs) only state the fixed price and no calculation in the offer? Like total XXXT€ instead of by trades.
- Are ~60T€ normal/reasonable for a 6x6m brick garage with large entrance canopy (canopy 6x2m, total entrance canopy 14.25x1m), electric door with remote control, house passage and garden exit in southern Bavaria?

Yes. That’s what a house build with a GC is about. Mixed calculation!
Your description of the canopy is not typical for a GC offer. Such fancy stuff is better built with an architect. The GC has standard craftsmen for their house build. Extras are usually not well thought out in the process. High prices hope for plan changes at the GC ;)

What I don’t understand – how so many still plan their houses with a calculation under 2500 €/sqm. Friends of ours are currently planning a house with a large! solidly built double garage and 240 sqm living space and some fancy stuff and supposedly got a total price of 450,000 Euro from the construction company. Near Hamburg. I’m curious what will actually have to be paid in the end. Or they’re fooling us because they don’t want to admit to us poor suckers that they are paying three quarters of a million for a house.

Up here it’s also cheaper than in the south. And: the bigger the single-family house, the cheaper the average sqm price.

Calculation by sqm simply is not conclusive and depends on so many factors that from my point of view no comparability can be established at all. For example: location, construction method (solid/wood, basement?, bay window, dormers, glass surfaces, etc.), KFW standard, size (building costs do not run linearly), own work... The list can be almost endlessly continued.

Just the pure construction costs or also with ancillary building costs, possibly the kitchen? (I don’t think outdoor facilities, you can just sink money there ^^)

There are other threads besides this one: there the house price is defined by compact building form, plaster, KFW standard, without painter and kitchen, without gimmicks and double garage. And then of course the regional decline or increase between north and south, west and east.
Unfortunately, for a year now, very, very generalizing statements are made and no longer differentiated regionally. Furthermore, there are currently enthusiasts of expensive nice-to-haves here and not the down-to-earth builders of Town & Country, Scanhaus Marlow Marlow etc., who build cheaper. They get intimidated by so much Ks (KfW40, controlled residential ventilation, EIB.396/]KNX[/URL_INTERNA], fireplace, kids’ bathroom and basement) ;)

How I myself live and consume doesn't matter at all because I am only 1 of 9 billion and besides, I voted Green. I like it! :-)
