Sure. We have arrived once again in your black-and-white world, where an architect is basically the dear grandfather who even comes to the construction site on Sundays to air the place... and the general contractor is the greedy profiteer who can never make enough margin, with his site manager of course the accomplice.

You built with an architect, right? ;)

So much delusion... what do you actually do for a living?

Maybe it will also be somewhat helpful if I write a bit about our construction costs...

Single-family house, 175 m2 (KfW 55) + adjacent double garage (50m2), which is outside the thermal envelope.
We tendered the individual trades together with our construction manager.

What has already been done:
- Earthworks, insulated base slab, shell construction (filled Poroton 0.07) - 190k
- Gable roof, flat clay tiles (Creaton Domino), 6cm insulation above rafters, 24cm insulation between rafters - 45k
- Aluminum windows, including 2 large lift-and-slide doors (5000x2400 and 3500x2400), total 62m2 glass area, all including [Raffstores] - 48k
- Flat roof insulation on the garage with preparation for greening - 6k
- Gutters and parapet - Prefa Anthracite - 5k
- Sanitary installation (without fittings and bathroom ceramics) - 10k
- Ventilation system - 14k
- Electrical installation - 15k

What is still pending:
- Heating, air-water heat pump Brötje Neo 8 - 30k
- Screed with PUR insulation on ground floor - 11k
- Interior plaster - lime + fine plaster - 20k (we will paint ourselves)
- Exterior plaster - approx. 20k
- Photovoltaic system 12.2kwp - 16k
- Oak entrance doors with side windows (2000x2400) - 6k - we got these as a showroom piece
- Interior doors, approx. 10k
- Concrete staircase clad with oak wood (folding stair with landing) - 10k
- Fittings + bathroom ceramics + installation - 10k
- Tiles 120x120 on ground floor - 8k
- Parquet on upper floor - 8k
- Kitchen - 20k
- Garage door - 3k

We are currently at 505k

At the moment, nothing else comes to mind..
Of course, little things still remain

Outdoor facilities will be added next year
...

Nope. With the general contractor. And among other things, I’m having trouble because of stuff like this. "We’ve always done it this way," but according to the expert, that’s always been wrong. And of course, we’re the first ones to complain about it. But I don’t have to discuss this at length here. And afterwards, fixing improper execution ends up as an additional request on the list... Where you read that the architect handles ventilation is beyond me. It’s about the fact that the architect and construction manager are on the client’s side. With the general contractor, that is usually not the case. Btw ... I met someone earlier in the sauna who works at Schwörerhaus. New orders are rather scarce, so they’re now only pushing orders ahead for 1.5 years...

The architect is not on the client’s side, is he? If he has burned bridges with the 4th craft company of a guild in the region, then he can close his office and move somewhere no one knows him yet ;) Then at best he will only get overpriced defense offers because everyone knows "He complains about everything, not worth it."

When I look at the bill above... 2,900 EUR/m² with tiles, parquet... alone interior doors for 10k (I calculate 3,000 EUR for 10 doors as own work...)

Where do the 3,500 EUR/m² come from that are always mentioned here?

These 2900€ already include the built double garage. As you can see, the equipment is high-end. We just try to get high-quality things as cheaply as possible. The entrance doors alone have an RRP of 15k, We also got the aluminum windows cheaper through acquaintances. Faucets for 3 bathrooms (guest with shower, children with shower, parents shower + bathtub) we looked at in the bathroom showroom and ordered online. All very high quality, from Gessi, Grohe, Steinberg - RRP 7k, we bought them for less than half (including freestanding Gessi bathtub faucet). The same with ceramics. A freestanding Hoesch bathtub in the showroom costs 6k!!! Online - 2k! With a general contractor, you have to take the overpriced things from the bathroom showroom. For example, we also took the kitchen as an exhibition piece. From Leicht with high-end appliances and a Dekton countertop. RRP 38k, we also got it for half. Since we reserved the kitchen very early, we were able to move the walls accordingly. With a general contractor, this would not be possible. etc... So far, we haven't done anything alone. Of course, we have a lot of stress coordinating the trades and the risk that something goes wrong...
