Not open-plan. But huge rooms separated as living/dining and kitchen. Often you could really create something modern by partitioning and making a wall breakthrough.
In my job, if it was from the 60s, 70s, or 80s, I was almost always confronted with such large living rooms. At home, I often reconstructed the floor plan with a pencil and replanned it appropriately. But whatever. Doesn't fit the topic.

That would actually be perfect, also cheaper than our current house and close to Konstanz, so almost Switzerland. :) If we hadn't just recently settled here in the Neueseenland, I would be in. :)

Was the installation feasible in EL? Was this your first time doing it?

We are currently planning to install the controlled residential ventilation ourselves. Although I have not done this before, I am handy and honestly consider it not too complex. With a proper installation plan + pre-existing holes in the concrete ceiling, this should be doable, right?

Design and calculation of flow losses, throttle valves for the individual rooms, etc. were calculated by an engineering firm. I then laid the ventilation pipes directly into the concrete ceiling. After setting up the delicate ceiling, before the top reinforcement and pouring. Just like electrical cables.

I chiseled the holes myself, I didn’t have a suitable core drill.

Yes, the first time, it’s not rocket science. The important thing is proper planning; if something doesn’t work out there, there will be problems later.

What are the current experiences? We still have great difficulties finding an architect or a construction company. Hardly anyone wants to quote prices, and offers with price guarantees longer than 7 days are so rare, I might as well play the lottery.

Wood should be possible in the current situation by now, right? Steel is probably similar? Stones and roof tiles as well as the technology are currently in short supply?

Today KfW-124 at 2.91%. If the ECB raises by 0.5 percentage points, the interest rates will rise again, although a planned key interest rate increase is already priced in currently. I think we will see 3% and more in the medium term for 60% loan-to-value and 10-year fixed rates. 80-106% will rather be 3.5-4%. As a reaction, new buildings will be planned smaller again (100-130 sqm), very large existing properties will rather fall somewhat in price or at most stagnate.
