39% compared to what? Some people are still building here for 300k. My brother-in-law just got a turnkey offer, which was equally expensive as ours two years ago. Of course, you can't compare one house exactly with another, and we probably had a little more included in our offer, but still, it surprises me that you don't notice much from the huge price increases. (Exactly the same floor area, basement, same size double garage. The remaining fittings can of course also make a big difference.) We had commissioned services in January.
The cost framework was established at €2350 (net) for living space and €1240 (net) for ancillary space.
From €467,000 pure construction costs net to now about €650,000.
Now I have to look for an extra thick red pen :/

Ok, that is bad, although honestly I can’t explain where such increases are supposed to come from.

I can tell you about something similar. But this is mainly due to the architect and his ability to plan the budget. For this reason, we had to throw our already approved building application into the bin and redesign because the cost calculation turned out to be significantly higher than the estimate. The basement is now removed and the building structure is much simpler to build. The architect does not set the prices, but only estimates or calculates them. For this, he apparently uses the Construction Cost Information Service BKI, which in turn is based on the Federal Statistical Office. The reference point here is 2015=100%. In 2017 it was then 106%. In the second quarter of 2021, this value is at 125.1%. Thus, compared to 2015, a cost increase of 25%.

I wish you to belong to the not quite so "normal mortals." An explanation no longer helps, it costs what it costs. The clients first have to somehow deal with that. : Well explained. For all builders, an early good question to the architect: "On what calculation basis do you prepare the cost estimate?" and maybe the addition: "If the basis is the reference from the construction cost information service, I hereby reduce the budget by 30%…" ;)
