Hi Steven!

It was clear to us from the beginning that this whole thing wouldn’t be easy. The construction will be complicated and expensive. That’s for sure.

We absolutely wanted to build in this district. There, "normal" plots are now offered and actually sold at average prices between 500 and 700 euros per square meter. We were well below that.

We absolutely wanted to build a detached house. A semi-detached or even a terraced house was absolutely out of the question for us. The latter cost over 300,000 euros as a quasi-renovation case from the late 60s. New construction on a 220 sqm plot at base prices just over 400,000 euros. No joke! Aachen is very expensive compared to similarly sized cities.

Selling the plot is out of the question. There simply are no alternatives. And a house in such a clean new development area as planned north of us is absolutely out of the question.

The tree stays. That will be cool, trust me. We will even clad parts of the house with oak wood.

I think the project is great, and the floor plan is beautiful and unique! You are practically blending into nature, which I really like. These empty new-build gardens with nursery trees – that's nothing compared to such a magnificent masterpiece!! My only concern would be: do you get enough light in?

In winter, yes!

No, seriously: sure, the mighty oak in its leafy state (is that the right term?) takes a lot of light. On the other hand, it also provides a lot of shade. When I think of the mega summer of 2018, maybe that’s not even so bad.

If there was anywhere to withstand last year, it was at my parents' under the apple trees. Trees provide natural air conditioning and shade; in winter, the leaves are gone.

Right, winter is probably still okay. And in spring and autumn it is anyway a bit lighter.

Ensure sufficient lighting inside. We made the mistake of planning only pendant lights in the living room, which became too dark for us in the afternoons this autumn (the living room mainly has west-facing windows), so we added lamps that illuminate the entire room more.

clear statement and then make the best of it. You asked for suggestions. That was mine. I wouldn’t do it. But you know what’s coming and want to push through. Then do it! And don’t let the guys and girls at the building authority intimidate you. Usually, a compromise can be found. I once had a dungaree-wearing changed girl who wanted to let loose with my property. Costs didn’t matter to her, I had to bear them. Unbelievable. After I asked her if she meant that seriously, she explained that she had a special eye on me, would come to check on me more often, and also possibly have aerial photos taken of my property. I ignored her whining, did exactly what I planned (which was actually within the rules and not a construction measure). Eventually, she was transferred. I heard she had gone too far. Some green aunt with hamster madness.
