It is not the invoice that is higher but the offer now turns out to be significantly higher compared to the sampling appointment. Back then, we went through every single point in the bathroom, were shown what would be installed "standard" without extra charge, and were amazed. Nobody uses those things anymore. But okay, we have not paid any direct tuition fees yet and can correct it.

The question is, where is the discount supposed to be if the calculation rose from 9k to 14k for the same scopes? Ultimately, the general contractor buys the stuff there and has it installed by his employees. He wants to recoup his "expenses." Since I did not receive the offer in writing, as it goes directly to the general contractor, I do not think anything will move downward in price. His discounts will already be deducted; otherwise, it would not show 14k. I think that’s what you were getting at? It is also clear that if the standard items are now removed from our calculation, we will not receive a generous credit. Still, we pay significantly less elsewhere for the quality we want. We will have a regional building materials dealer make us an offer; the parents have a business account there, maybe it’s worth it.

In my opinion, no one can compete with the big online retailers when it comes to medical supplies despite the resulting transport costs. Only the question of installation remains open?

That is the crux of the matter. In the house price from the general contractor, you already have amount X for the equipment and installation of the sanitary items. Therefore, in the worst case, the additional costs may amount to the sum of the list prices (minus the reimbursement for the actual products). Surely you spoke before pulling the emergency brake. How does the general contractor justify the additional costs?

Are you referring to the 5000 euros net household income for a three-person family? Because with that you are very far from being poor even in Munich. Even if you pay 1800-2000 euros rent for an apartment, you still have 3000 euros left. That easily gets you by in Munich as well. It's not like everything is more expensive here. Groceries in supermarkets/discount stores in Munich are also not more expensive than, for example, in East Frisia (I use that as an example because we have also lived there). Gasoline is sometimes even cheaper here than in the northwest.


According to my former colleagues in Zurich who live in Germany, that doesn't work because in Zurich they check very carefully if you really live there. So someone regularly comes by and rings the doorbell.

I already addressed this question regarding our case on the previous pages. Certainly, this is not something that everyone can just do "easily".



The two bathrooms (6.5 & 12 m²) were budgeted at 7.5k for sanitary equipment including installation, so only the piping including fixtures. That I completely underestimated that this would not be nearly enough annoys me over and over again. But well, who already has everything meticulously on their radar at the first house build. I’m just the one who stumbled over the sanitary trade now.
The steep additional costs ultimately arise because the upselling mafia charges absolute sky-high prices for everything that does not correspond to the calculated standard (in my eyes). The general contractor of course has a great interest in keeping his house offer price "low" in order to appeal to the largest possible customer base. That he really placed no great value on the sanitary equipment in the offer, we all know now – including me. He does not have to justify that much: if we choose expensive things in the showroom, he simply passes the costs on to us, which is also understandable. The "problem" in my eyes here is the specialist sanitary dealer. That is known to be the most expensive store in town. Why our GU shops there specifically, I really can’t ask him :-D
But he also makes no move to leave this field to me now. The installations of the pipes remain with him, the installation of the peripherals including their purchase will be done by us, we have now agreed on that. He will still inform us about the equipment, but no large amount will come out of that. Nevertheless, we can now create our dream bathroom with a few thousand euros saved, and that is what counts at the end of the day.
