Because Amazon will take around a 10% commission, which the supplier will, of course, charge you as well. And because the building materials trade is rightfully a regional business due to the quantities and weights involved. I don’t seriously want a freight truck sent all across Germany just for four steel mats for a small pool. The one truck that brings the mats from the port to the building materials supplier is always included anyway. And then it’s just about 30 km or so from their warehouse to the actual construction site.

There is too much interpretation in that for me. If the reinforcing steel there is (just as) cheap(er) and available(er) as the regional one, it doesn't matter to me - as I said, apart from moral considerations - where it comes from. In the end, it is probably even a regional one. I thought you knew from some reliable source that the reinforcing steel there is of inferior quality or something like that.

This morning KfW-124 rose from 2.98% to 3.33%! 3-4 days ago they had already increased from 2.73% to 2.98%. Currently, we see 80% loan-to-value ratio and 10 years fixed interest at a loan amount of 400,000 € around 3.12-3.27%. For loan amounts over 400,000 €, it rises to 3.2-3.35%. At 100% loan-to-value, we are already at 3.5-3.65%, depending on the location ([alte/neue Bundesländer]). This makes a difference of about 500 € higher loan installments (at 400K loan amount) in the last six months, plus increased construction costs!

Crazy. I can’t imagine that the single-family house building boom will continue like this. Regarding the order books, it must seriously collapse by the end of 2022 at the latest.

Wait until July if the ECB tightens further...

However, with the quick calculator, you still get 3.27 for 400k over 20 years

So currently the ECB has first of all scheduled an emergency meeting because interest rates are shooting up even before the interest rate turnaround is really supposed to start ;)
