We moved here from Romania and in my family circle, almost everyone owns at least one additional property. Once you have earned one, the second is not far off.

That is a common prejudice, which may apply to people who maintain additional country estates/city apartments/holiday homes for their own use. There is a significantly larger number of private landlords in Germany. A large part of them calculate the rental income into a financing plan for the property. If prices collapse, the structure can quickly become shaky.

I am curious whether the "Generation Inheritance" will exist in the expected form or whether nursing home stays, etc., will consume the majority of the potential inheritance. I do not dare to make an assessment in my family either. However, the houses/apartments will indeed become available, regardless of whether the heirs or the nursing care funds receive the purchase proceeds.

Most heirs are typically 45+ and are basically already past the phase where you want to build a house because of small children. Who inherits in their early 30s anyway?

Yes, this economic sector is booming enormously. A kind of redistribution, where those who have nothing to distribute in old age get the short end of the stick. I told the boys not to expect to inherit anything. Financially it's okay at the moment, who knows what nonsense I'll start again – recently my interest in sailing was sparked… That is what the tax optimization model of gifting through generous allowances is for.

What is currently rising here more than the housing costs are the land prices. In Gleschendorf, district OH, anyone who googles it will see that it is not a seaside resort, but a farming village inland from the coast of Scharbeutz and Timmendorf, now paying 600,- per sqm of building land. Not demanded, but paid. Source, the Lübecker Nachrichten from today. Directly in the seaside resorts, as with us, it goes up to 1000,- Ordinary semi-detached houses with 400 sqm of land near the water are being marketed for 1 million. Conclusion, the market is going crazy, and that's always how it is before it crashes.
