Also, our house - which we bought nearly 2 years ago (Oh my god ... time flies!) - would now be estimated to be 20% more expensive. This is due to high demand. In our town, a much older house in a worse location is supposed to be sold for almost the same price as the one we paid.


I am not aware of the details.

Bold claim without knowledge of the circumstances and the several threads here in which even general contractors try to retrospectively raise prices.

Those who have it can of course simply say "an extra 50K must always be included." But what about the many builders who have to increase their equity with a second loan so that the financing even works? Some things are quickly said from one’s own finished house...

Without wanting to offend anyone, but if I have to take out a loan to meet the equity requirement, I personally would never build. That is self-deception and, in my opinion, can only go wrong. Unless you have an inheritance in prospect or something similar. Otherwise, never do it....

that's much too general. If the income is right? How much equity is enough? Usually the bank applies some kind of valuation that is below the costs and thus "equity is missing" from the start. But we digress...

Wait, if the income is right, then you just have to save for 2-3 years. How high must it be to take an additional loan of 50-100k? Sorry, but here it is definitely general: then better not build!
