And within a radius of 120km, I would probably have 200 hardware stores to choose from. I would find it pretty crazy if none of them had OSB boards. No normal financing can handle that anymore. As a normal home builder, you quickly reach your limit in the current times.

It was already extremely expensive to build before Corona. Now, in my opinion, it has become unaffordable, also due to rising financing costs.

That the material is partly significantly more expensive is one thing, but material is by far not everything in construction. Otherwise, of course, for a generally larger project, the buffer should also be in proportion to it.
