As my professor already said in the 90s: planning / forecasts replace chance with error :-)

In your differentiation, you still forget the labor costs. According to the Federal Statistical Office, the collective wage costs in the main construction industry increased significantly more between 2015 and 2019 than consumer prices. The current collective agreement of IG Bau from October 27 provides for an increase of 6.2 (West) and 8.5 (East). From 2023 onwards, a travel allowance is applicable, which will particularly affect the cost structure of providers who do not employ local craftsmen. Another thought: The best craftsmen will be able to demand above-tariff pay, because skilled workers are becoming an increasingly scarce commodity. According to the Association of the German Construction Industry, in 2020, 15,000 skilled workers in the main construction industry retired while 13,160 started an apprenticeship. It is fair to pay well for good work. Some people forget this principle when they become clients. Building is becoming more expensive – this has very little to do with unfairness, even if, in addition to price increases, there are also margin adjustments due to full order books.

, yes, in the UK it is nicely clear. However, you do have to make the effort to search for the old building applications (easy to find), to understand why a property of GBP 1 million is offered a few years later for GBP 3 million. For example, look in Surrey, Elmbridge Borough Council, Residential, Planning and then, for example, Fairmile Rd. Everything is accessible, homeowners, etc. I can only say interesting.

I'm curious, this week two local steelworkers/locksmiths are coming for a quote for a double carport about 6x5m

I think I'll already put some high-proof alcohol in the fridge to nicely drown the offer...

I've been through that already, even before the steel price rally.......buy from Aldi or Lidl, then it won't be quite as expensive if you need more of the strong liquor.
