Hi,

Apart from the fact that I would always build with controlled residential ventilation, it is simply very comfortable....

This has very little to do with ETICS or monolithic construction... No, walls do not "breathe" and you can safely disregard moisture passing through the wall. Lime or clay plaster on the inside or Poroton bricks can absorb and release moisture and thus have a slightly regulating effect. But that’s it.
You only get the moisture out of the house by open windows or controlled residential ventilation; the wall construction is almost completely irrelevant in this regard.

Best regards,

Andreas

I still have a construction contract with prices from 2020. The house costs alone amount to about €400,000 (including photovoltaic system, fireplace, etc.). In addition, there are ancillary building costs. And I am building "only" a 140 sqm bungalow in an upscale standard. But also turnkey, that means including floors, painting work and €25,000 for outdoor facilities, which covers fence, driveway and terrace.

Something about the wood price

Sawn spruce

8x8x300 per running meter

at Hornbach 8.9€, at the sawmill 3.1€

So I don't find it hard.

I wouldn't be so optimistic, but the trend is clearly noticeable. Let's see if we reach May's values for the 10-year swap already next week or not.

Not breathing, but water vapor diffusion outside a little or not at all is quite a difference. The impact is certainly small, I agree with you. In principle, I would also only build with controlled residential ventilation, although I haven't noticed much of it so far. But firstly, I don't know how it would be without, and secondly, I might have to adjust my ventilation again.
