The classic village can be defined very easily today: No butcher, no baker, no supermarket, no kiosk, no pub... Not worth it in the village. There may be a few exceptions where a dedicated craftsman does not want to give up... But basically this rule applies. Anyone who has something like that in the town does not live in the village.

That is exactly why the pub in the village is called a village pub, because it does not exist at all. :D

What I have observed in our area for years is that central shopping districts are developing around every village, mostly in industrial areas.

At least one Lidl/Aldi + DM or Rossmann, plus a bakery, a Sparkasse, a medical center, and usually a huge parking lot. This development takes 5-10 years, but it seems worthwhile. The downside is that town centers are dying out. Criticism comes from older residents who can no longer walk to the bakery or the corner shop. A shuttle service has been set up for this. But it’s not the same. However, without these shopping options, things would be even worse, although many do not understand that.

We live 800 meters away from one and consider ourselves lucky not to have to drive to Kaufland in the next town anymore.

Again about the purchase/construction prices: Now that the installment adjustments for gas are coming in, a lot of unsanierte houses are being listed with us, which the residents no longer want/can afford at the gas prices. The house prices are ridiculously low compared to January this year. Are you observing something similar?

Last week I just for fun messaged someone who is selling a little house here. Not too old and also in pretty good condition. Roughly, with current gas prices, however, 6,000€ heating costs. When I asked how the gas consumption had been in recent years, I never received an answer. Therefore, selling such houses is really difficult.

Well, factor in the renovation and roughly calculate whether it is worth it. With the allocation, we are currently at €5,500 heating costs p.a. But since the house was correspondingly inexpensive, it is not a problem.
