Construction costs are currently skyrocketing

We are about to start construction, it is supposed to begin in 4-5 weeks. Although we have a fixed price for another 16 months, I now have a few worries/concerns. Nowadays, nothing can be planned in advance anymore, so I am asking myself whether it even makes sense to start at all. On the other hand, I don’t know what alternatives we have. Financing etc. is all already done, is there even a "return" or stop here? We have planned a good buffer, but whether it is still enough in the current times, I can no longer say either :( What would you do? Just go through with it and in the worst case stop halfway?

With a fixed price, I would just go through with it. But be very careful not to advance payments to the general contractor or others, or to be pressured into doing so. Possibly an external construction manager who ensures enough steel is placed in the foundation slab, etc. A friend told me this a week ago. They then ‘cut back’ on the reinforcement. Of course, secretly...

Yes, we have no advance payments, everything is only paid after (h)completion. And we also have an external construction supervisor who approves all relevant progress. Still, one starts to have doubts these days.

As you already said, what are the alternatives? Now cancel the expensive contractual penalties construction contract and financing and end up with nothing? It will come as it comes and it will somehow be fine. If you haven't calculated at the financial limit, then it will work out. I do not assume that building will become cheaper again in the medium term (2-4 years). Recession or not. The existing surplus is simply too large for that.
