Since the standard land value now counts, the property tax can quickly amount to several thousand euros for new single-family homes. For us in rural areas, it will be rather cheaper. Since we were assessed according to the actual value method, the savings will probably be even greater. Those who financed sustainably will be able to swallow it, but those who financed tightly will see their house of cards quickly collapse.

Discussions about the amount of property tax are pointless as long as the new assessment rates are not known. Only the intentions are clearly stated: revenue-neutral (in my opinion with a big question mark) and expensive properties should be better utilized. I find the latter quite acceptable; for properties worth 500k+ anyway, ordinary average consumers no longer build.

Thank you very much! As you write, this will probably particularly affect tightly calculated loans and expensive (become) areas. It would be interesting for me to know whether the tax burden is then automatically adjusted every year / after the determination of new standard land values. Or is the current ongoing determination then static for the next x years?

In the past, the assessment rates were adjusted. There were no major jumps in property tax. Only when there were changes such as new developments were they redefined. The standard land values are not reviewed every year. You can see what an effort it already is and that the system cannot handle it...

Which of course also depends on the way work is done in German authorities. Technically, it would be no problem for the appraisal committee to approve the new standard land values and the next day you receive an email with the new property tax assessment ;)

There are not even any official new calculators yet. So all of this is just an estimate of what could be. Nothing binding.
