It is simply a very unfortunate time. Two years ago you probably would have managed everything wonderfully. However, if I were you, I would contact more architects.

For that, I will also build you a nice little house and treat myself to a fat 911 from the profit. That is always in the eye of the beholder. But 4,500€ is just as unrealistic as 2,000€.

Which area are you building in? Unfortunately, I can’t assess the mentioned price myself... But if that is - despite the current price level - still rather too high, that gives hope :) We were really totally shocked by the figures just now... It was clear that it wouldn’t be enough for a luxury place with a basement and pool - but we still hoped to get at least a reasonably worry-free standard single-family house with a lot of custom work (we understand what that means, the plot is 3km away and we’ll be living on a construction site for a long time :D)...

Thank you very, very much for your answers – it seems to me that you wouldn't immediately say now that this can't work... That feels good! So keep looking, also inquire with FH providers and don't bury your head in the sand – we definitely have the plot for €128,000 at 576 sqm 30 km from Hanover (from the municipality). The construction must start within two years...

I just have some concerns that searching longer might completely bury the project (e.g. if interest rates rise above 4%)... But rushing it is no good either. You're right – I have to get more offers and not let the first one unsettle me... Thanks!!!

Maybe it’s time to take a solid look at the big ones like Town & Country or Heinz von Heiden, check their fixed price offers, etc., before dropping out with €4500/sqm.



Sure, including materials and yes, that was indeed a good price. €120/m is simply usury, at €70 my fuse would already have been blowing. Two years ago I paid less than €50.

I lived in Poland in a 7-story block where everyone knew everyone. And it was a great life at that time. Also for my parents. Times have changed, what was normal before now belongs to the lower class. That’s why one should possibly generally reduce their needs and be satisfied with "less"...
