For me, this is a very clear sign that the banks have just as little idea where the "interest rate journey" is heading.
And whoever finances now will logically go for 20 years.

Although with the jump up in the market (yesterday/today), these rates are already outdated again. The bank’s entry rate today for 10 years is 3.25%. If the bank does not want to take a loss, it charges significantly more than 3.55% or uses this rate as a teaser offer for full repayers in 10 years for a real loan with excellent creditworthiness.

We have gone through the construction description to the extent that we are quite sure that, in the worst case, we could also live with the standard (which actually contains more for us than I have seen with other developers at times. E.g. we have electric shutters; the basic equipment of sockets seems completely okay to us; things like underfloor heating and air heat pumps are also included and do not have to be upgraded; we also have floors and painting work included, although with the floors I firmly expect that the budget probably won’t be enough in the standard). In this respect, we have set ourselves “only” a budget of 10k, and if it becomes apparent that this will not be sufficient, we could probably scrape together another 10k with a bit more reluctance. More is simply not possible, then we just have to live with the fact that not everything will be perfect and a wish concert. :)
