China does not dominate through innovation, but through diligence. However, the current economic boom cannot continue indefinitely. One must not forget that the country has a very high proportion of people of working age. Not only is much more than 40 hours worked per week, there are also few old or young people to be cared for. Even if aging like in Japan can be averted, the employment rate will decline in the future. That alone will already slow things down significantly.

Something about the current situation here on site. In a popular storage location, there is currently the tempting situation of buying a single-family house and a semi-detached house in extended shell construction. The single-family house with 160m2 for only €500,000 and the semi-detached houses with 135m2 for only €400,000. For the price, only tiles and sanitary objects, interior windowsills, interior doors, stair coverings and stair railings, all painting and flooring work, outdoor facilities, the pre- and post-treatment of the wooden ceilings and the wall and floor surfaces (putty work) are still missing. And judging by the pictures, that is still nicely put. Because inside nothing has happened after the shell construction (all pipes are open, all walls in a chic industrial look grey (you can still see all the stones) and even outside the bay window is not plastered. But the air-water heat pump is already installed. That surely makes up for it and will sell the houses quickly. Because no broker commission is payable either. —Irony off—. That is really bitter and shows how quickly things can turn around. I really hope that no one buys these houses and plunges into financial ruin. That would end in a disaster. However, the developer now obviously really has problems (or rather mainly its creditors).

Harmless for craftsmen or talented families. Let's add it up Doors 3000 euros from the hardware store, installation done yourself. Tiles in DIY from the hardware store for 5000-8000 euros definitely possible even if it costs more. Upper floor with laminate 2000 euros Screed for the house 8000-12000 euros Plastering by a craftsman from Romania including materials for 15000 euros. Seen just last August for 300m2 living area at friends. Toilet, faucet, and washbasin can be found at Bad 24 and Ikea for 1000-2000 euros Whoever can do such interior work has no problems with the outdoor area either. Then you are roughly at 50000 euros of DIY work for a house in a popular location. With realtor and additional purchase costs you are looking at 600000-650000€ including land etc. All doable. Maybe some items are cheaper, others possibly more expensive but if the area fits, why not.

That's still acceptable.;)
A good year ago, the shell of a bungalow was standing in the area for 520k. But it had already stood there for about 3 years. Roof on, windows in, no rough installation, or similar.
In an area where plots of land cost around ~100k.

Depending on the area, I consider it a fair offer. In the case of the 135m2, that is 2962€/m2 and the land is already included. How big are the plots and what is the BRW? And I assume you can still negotiate. It’s a great opportunity for anyone who wants something new but doesn’t want a 2-year lead time and all the current uncertainties.

The BRW is at 95€ and in half an hour you can be in the state capital by car. So it’s not badly located, BUT I would have concerns with such a project (with several semi-detached houses) and a street in a residential area whether the developer will at least build the road to the houses. Or you don’t want to buy your semi-detached house and the one next door just rusting away in shell condition. That would be too risky for me, but clearly it might be an option for some.
