And I wouldn't find that sensible either. After all, I want to be finished in due time. When you consider that I'm now somewhere between 3.5 and 4% initial repayment and there's still a subsidy from the KfW on top of that... you can see how quickly things have turned around. From fairly comfortable to kamikaze financing.

I did a rough calculation for us. Financing amount: €495,000, 0.96% interest. That would be (roughly calculated) about €750 more interest per month. Madness... It would still be possible, but we probably wouldn’t do it.

Well, Mercedes Rastatt has short-time work this and next week. But 2 months ago they paid out a big bonus. Okay, they are not a reference, but there is still money.

Currently with us only 80% capacity utilization but no short-time work. Raw materials like copper are still in short supply and come from South Korea.

What I also observe daily: 5-6 properties on ImmoScout24 etc. Prices are also falling, especially for dilapidated properties; prices for good properties are stagnating.

What is currently happening in China will hit us with full force in 2-3 months.
For now, the warehouses of some companies are reasonably stocked.
Raw materials and installation components are missing everywhere.

A buddy works in civil engineering - pipes are there, but no seals. Next week there is a company meeting and he is firmly expecting short-time work.

One thing I don't understand. Why should "dilapidated properties" become cheaper now? Yes, loans are getting more expensive. But probably due to higher prices, less is being built. Thus, the "dilapidated properties" should at least maintain their current price. In my opinion, normal houses will increase in price.
