I find the attic impossible because of 1. heat in summer (which can be countered with air conditioning) and 2. sloping roof on all sides. Also, you always have to go down two floors from the living room. That would annoy me even more.

Our basement is set up as follows:
Room 1: Laundry room
Room 2: Study + guest room (separate rooms in our new house)
Room 3: Workbench + storage room for skis, camping equipment in winter, tools, etc.

We completely declutter the house once a year and therefore have no trash in the house. This is about discipline. You can clutter up anywhere; you don’t need a basement for that.

The basement is worth its weight in gold. I’d rather have guests in the basement than reduce the living room by 15 sqm.

Alright, I was actually not aware of that, thanks for the explanation.

Thanks to you too, , for your opinion, I see there are more people who like having a basement.

I think we will study the soil report closely, consider our space requirements, and then decide for or against or "above-ground construction."

Is heat really still a problem if you don't have a passive house?
Our attic was very pleasantly tempered all summer.
However, no roof window on the south side

The love letters of the builder couple are stored until the kids are of that age themselves. Wedding dresses don’t need air conditioning. You put windows in the gables, then you don’t have the greenhouse effect of the roof windows. Christmas only happens once a year, so the Christmas tree decorations are also not transported more often.


Building 80 sqm of basement for a 15 sqm guest room results in a price per square meter that says "you treat yourself like nothing else." I say this as someone who can only be lured out of the junk cellar with food – but I am also a businessman.

I'll pick you out as an example.

Honestly, I can't understand why many here want to talk people out of the basement. With a small plot, I would always build with a basement if the ground "fits". For example, I can't do anything with attics; they are always dusty, grimy, and you always have to carry stuff from the ground floor up two flights of stairs.

We don't have such a small plot with just under 700 sqm, and with 210 sqm spread over the ground floor and upper floor for four people, we don't have a small house. And still, we have a partially basemented house with almost 70 sqm of space.
In the basement, we have the utility room, laundry room, two storage rooms, and a "hobby room" of nearly 22 sqm which is used by the children as an additional playroom. In front of it, there is a light well to bring daylight into the hobby room.
As already mentioned, it depends on discipline so that the basement does not get cluttered. But compared to the attics I know, I find our basement really clean.

I can only advise you to build a basement, provided the soil conditions are suitable, as mentioned.

To the basement supporters: The family wants 3 children's rooms, 1 study, and they also have guests. So that requires at least 5 bedrooms + study. And no, they are not well placed in the basement if you don't have a slope. Because it's dark down there and guests don't want to be locked up there either. Furthermore, 2 full floors + attic are allowed. That means there is no need to crawl underground. That would only make things more expensive and require difficult excavations or window shafts, which in the end still don't bring as much light as an upper floor + attic. Money for 4 floors is utopian, 2 with attic is already difficult. So, goodbye basement!
