Construction costs are currently skyrocketing

We had the shell construction inspection with our electrician yesterday. Afterwards, we spoke with our construction manager. He said that he does not see any delays except for windows and heating/plumbing. In the first case, the delivery time is at least 14 weeks, but this is subject to fluctuations and the window manufacturer only receives notification about their delivery at short notice. As for plumbing, as I understood it, it is due to a shortage of personnel. Since the company is apparently also contractually bound to a large prefabricated house provider, the big ones are served first and then the small ones.

The thing with the photovoltaic obligation – if it ever comes – will be just like all the other obligations. French balcony and all the other stuff that comes with it. Either you do it or you don’t. As long as I pay for the whole circus, I also decide what has to be and what doesn’t. And that photovoltaic pays off is probably wishful thinking at the current prices. The money should rather be invested in really good insulation because that definitely pays off. I have already seen numerous new buildings without exterior insulation but with photovoltaic on the roof. I can’t understand that.

We can gladly agree on the former. Regarding the latter, I share your opinion, but probably with different conclusions: tile color and roof shape can be taken out of the development plan. Photovoltaic systems and cisterns have no place in it either. There is far too much regulation in Germany. I'm glad we don't have a development plan.

Then probably in monolithic construction, which is also insulated, just without an external insulation layer. Surely no one builds without complying with the energy saving ordinance.

We have just under 200m of DN75 pipes in the raw ceiling, with 12 exhaust and supply air valves. Does not include nerves and cold. Up to December 2021, material cost around €1000 in EL. I calculate a total of 6k all in for 170m2 with self-labor.

We only have external insulation at the base and at points where the structural engineer did not want to allow a normal lintel over the wide windows (3m and 3.5m wide) and demanded reinforced concrete. Otherwise, Ytong bricks are completely sufficient for a 40cm building envelope. Financially worthwhile, however, only because the KfW still grants us a lot of money. With saved heating costs of 50-100€ per year, it does not pay off.
