You still have to differentiate here ... I suspect that is probably building in a more rural area.

Negative, there is hardly anything rural left in the Düsseldorf area :D Still, of course, significantly less than what you hear from Berlin or Munich. But when I sometimes read here that people buy plots of land for 30-80sqm, I am a bit jealous; nothing goes for less than 250-300 here anymore!

So my general contractor tells different stories there as well. The concrete plant apparently raised prices so much for precast ceilings that he partially forms the ceilings himself again. Steel, insulation, geothermal drilling,... the price spiral seems to keep turning for everything.

Wouldn't the GUs have to go bankrupt by the dozen? If the GUs offer fixed prices and then, due to the high price increases, no longer make a profit, they would eventually have to go bankrupt. That might work well for 5-10 houses but not permanently…..

Where is the m3 concrete currently located? In 2015 we paid 70 gross for the foundation. In 2016 about 80 euros for the wall and stairs. At some point I then saw something about 100 euros.

A few things about the price increase from our everyday construction life:
Our general contractor has had a total of 3 price increases since April 2021.
The stair builder also received an email today that wood prices will increase by another 32% from 01.03.22.
For the past 2-3 months, we have been keeping a wishlist with links and prices for furniture/decor, etc. From the 25,980€ noted at that time, after updating all prices today, we are at 29,760€. Except for 2 items, everything has become significantly more expensive within a short time (bed, table, chairs, couch...).
Ordering to the old address, storing in the basement, and transport would have been cheaper.
