With us, it is Rhön. It applies to almost every town here. On Immowelt and similar sites, mostly overpriced junk is offered that nobody wants. I live on the main street. 8000 vehicles per week. Mostly from 6 a.m. to 6 p.m. from Monday to Friday. Quiet on weekends (except for the late-pubertal man in his mid-fifties a few houses down. However, on Friday at 11 p.m. a blue-silver car was parked in front of the door.) So when I am in the garden, I have no neighbors grilling or celebrating a children's birthday 5 meters away. It can't be any other way. The property has been built on for centuries.

Even if it probably doesn't help you, hindsight is always 20/20. You acted to the best of your knowledge and conscience. Would the developer semi-detached house with the small garden really have made you happy? A house at any cost? Please don't blame yourselves and take a deep breath. Reassess your options, possibly also in existing properties. And life goes on even without ownership. I wish you all the best :)

Edit: No, I have nothing against semi-detached houses, I myself grew up very well in one :-) I'm more concerned that obviously there were reasons against it back then. Reasons that probably still exist, even if they may have faded in retrospect.

You basically "have" to build KFW55 now anyway, that’s the new minimum requirement. However, this is no longer subsidized. At most, there is still the KFW program for homeownership. The subsidized loans per housing unit are KFW40.

And we would still be lucky to get the subsidy for the 55 standard twice.

Oh, so your financing has already been completed for that long? So including signed contracts, and you are now basically in the interest-free period or what? o_O

That's right. Although the financing wasn't that long ago, we signed in mid-March. Maybe I should also mention, construction was actually supposed to start in spring, but in the last conversation it was changed to July, August without any explanation, and he can't remember the statement about spring anymore..
