Not breathing, but water vapor diffusion outside a little or not at all is quite a difference. The impact is certainly small, I agree with you. In principle, I would also only build with controlled residential ventilation, although I haven't noticed much of it so far. But firstly, I don't know how it would be without, and secondly, I might have to adjust my ventilation again.

That's how I feel too. Still, we constantly throw the windows wide open, as I find the effects of the controlled residential ventilation quite minimal. But who knows how it would be without...

Formally you are right. But whether 100% stays inside the house or 1-2% (because more is not possible) diffuses out makes no difference. Neither for air quality nor for mold. Ventilation is always mandatory, no matter how.

Then buy yourself a sensor and you will be amazed at what the controlled residential ventilation actually does...

Throwing the windows wide open is probably just due to habit, depending on the individual situation, and perceiving the incoming "colder air" as fresher air....

How long one could pay rent until a house amortizes is very individual and varies greatly. You would have to take all construction costs, interest, and fees here and divide them by a customary local rent. For us, it would probably be something between 2 and 3 years. However, neither appreciation nor depreciation is taken into account.
But basically, I understand your argument, although I don't find this example very fitting.
