After the Second World War, a law was created that distributed the destruction caused by the war in Germany at the expense of landowners and the wealthy. The so-called Lastenausgleich. This law was never repealed afterwards and is still shelved.
It is claimed that a new Lastenausgleich will come in 2024 because the German financial budget is currently shooting itself in the foot.

Finally, however, construction companies are booked out for the entire year of 2022. They haven’t really come to terms with that yet. In our case, the construction companies are still putting immense pressure on us to sign the contract immediately, otherwise the next increase would come. The last increase was two weeks ago. Materials have become more expensive, but not to the extent of the currently demanded surcharges.

There are several models for how to respond to the extremely skyrocketing land prices caused by speculators. Particularly cities and municipalities would theoretically have some levers if certain laws were adjusted. For example, the obligation to achieve the highest possible price is a cost driver. Instead, cities could grant their own land to housing cooperatives on a hereditary leasehold basis, the "residency obligation" for ownership could be introduced as in other countries, preservation statutes for residential areas could be tightened, etc. but as with all attempts to close tax loopholes, there is, of course, a lot of creative to criminal energy to protect and increase wealth. First comes the feeding, then morality. The deal is done.

By the way, I also see the returning of land reservations here. We did the same due to rising interest rates and costs and are now keeping our little house.

We are just waiting for the bubble to burst...
Then our neat old building from 1930 will be brought up to scratch :p

And since we have time, it is actually only a question of when, not if...

Five years ago, prospective builders here already gave up their plots and made sassy remarks ;-) But yes, anyone whose wages don’t increase somewhat in line is moving further and further away from the possibility of (single-family house) construction.
