I am also curious whether the sellers will enforce these prices. Another incredibly expensive property here is a holiday home 100 meters from the beach, five years old, 1.9 million. Year-round living is not possible. On the other hand, I know a real estate agent here, people call and say, I have two million that I want to invest in real estate or land, find me something.

I observe something similar here. There are, if anything, only high-priced properties or completely overpriced ones. Most are now online for longer. Example: a house to be demolished directly on the federal highway in the village... sold last year for €30,000. Now the thing is being offered for €127k. Apparently, no one wants to touch it.

According to MDR Wissen: "City without crafts" - on average 3 craft businesses per 1,000 inhabitants in the city. In contrast, 12 craft businesses per 1,000 inhabitants in rural areas. The cost development is therefore presumably also significantly more dramatic in the city / in metropolitan areas than in rural areas, as is often described here.

The 12 in the countryside often drive to the city because there is more money there. Here in our region, entire craft businesses travel to Munich, Nuremberg, Frankfurt, and even to Switzerland.

It is the same here. Nevertheless, the local costs are significantly lower because the craftsmen save travel and setup costs, the logistics on site are simpler, ‘everyone knows each other,’ and because they of course still want to maintain a good reputation after the current boom. What can sometimes be read here in terms of costs and quality is something none of the established firms here would allow themselves.
