Of course, a home can also be a good financial investment. But it also carries a significant concentration risk. And in many cases, renting would have been cheaper in the end. Anyone who wants to save money should definitely not build! Anyone who wants luxury and ownership should definitely build!

And in Berlin, for example, it is currently the case that you can cover the entire loan installment with a net cold rent. So including repayment! Additional costs are almost the same. Maintenance comes on top, but by far does not outweigh the repayment portion.

Not only in Berlin. Also in the surrounding area. We were faced with the choice of renting or building a nice apartment. First, find a nice apartment, then find one that is cheaper than the installment. Mission Impossible. All the 100sqm+ new buildings in Potsdam and the surrounding area start at €1,500 net cold rent. There are also many new buildings in Beelitz-Heilstätten. But the prices there are similar. In addition, there are rent increases over the years. Our installment will be about €1,650 and then we will have a huge garden and a home of our own. So the decision was quite simple.
