The experiences with shrinking cities show that vacancies first occur in apartment buildings (Platte), single-family houses do not stand empty, on the contrary, construction continues there. The single-family house becomes a privilege for high earners and heirs.

That is true in the urban catchment area, but further away from the city there are quite a few old vacant dilapidated houses that no one wants to renovate anymore.

So 7% annuity is probably unrealistic for most people. Even with a simple standard, you hardly get under half a million tutto completto nowadays, with 20% equity that leaves 400k of external capital. At 7%, that is 28k per year or 2300€ per month


It all depends on the area and the price. In any case, I didn’t want to pay 400k for a renovation case in the countryside...

let's remind ourselves what the average salaries in DE are like: Average monthly earnings full-time (gross) €3,975 Average monthly earnings of men full-time (gross) €4,146 Average monthly earnings of women full-time (gross) €3,578 (Source: statista) In the current situation, it won't work out for a single earner to own property, neither a flat nor a single-family house. If both work and have no children, maybe it will. MEA are written here by an above-average number of people who earn above average. So privileged ;)
