You read about such circumstances every day nowadays.

Yesterday, an employee of a large regional civil engineering company was with us to disconnect the electricity before the demolition. I got him engaged in a conversation about the general order situation. He said that since April/May, the incoming orders from private builders have been extremely declining. Orders related to gas connections, for example, are almost non-existent anymore. Some projects were canceled and significantly more quotes are not being executed. A decline in orders and thus revenue is already clearly noticeable. If this continues longer, they want to consider short-time work.

I have also already seen this, to a lesser extent for plots from allocations of the last 6-8 months. The projects could still have been started at "good" interest rates, so it fits that only a few are currently "falling through". It will be exciting when additional financing becomes necessary there. The 10-year rates went over 3% yesterday, and now it is expected that they could reach 4% within the next 2-3 months – and not only at the end of the year. And the portals are filling up further, prices of the old stock are being reduced due to lack of demand..

I am curious about that. I hope that in 9 years (when our 10-year financing at 0.96% ends; the remaining debt will be around €300,000) the interest rates will normalize again. Although the question would be, what is a normal interest rate? :cool:

Not expensive, it's just the quantity that matters. Out of necessity, I paid about 20€ for approximately 400 kg from the farmer so that he would load it onto my trailer with the wheel loader, and I had a 20 km round trip.

It's just annoying when you need more than a wheelbarrow full, but less than a whole truckload...

The curve of interest rates went very steeply upwards after the ECB announced the increase.
Now, after the ECB emergency meeting this week, the 10-year swap has fallen for the first time; before that, there were increases every day of around 3-10%.
This has also been reflected in the interest rates. The cheapest is now 2.98% for 10 years, 3.23% for 15 years, and 3.34% for 20 years.

The next few days will show where it is heading. If the current speed continues, 4% for 10 years is realistic in July.

Of course, I hope that it will calm down now, but the ECB probably has no other choice than to raise interest rates and squeeze the economy. It will be very bad for employees and employers in construction.

What is one speculating on when the financing starts with very favorable conditions <1% and the rate is only fixed for 10 years? That interest rates will be even lower?
I could understand it if the outstanding debt were marginal, but €300k at possibly 4-5% or more could turn into a never-ending story.
