Construction costs are currently skyrocketing

What I am currently being told from many sides about the construction costs is that there are apparently massive windfall effects. Everyone assumes that certain supply bottlenecks will soon be resolved, and the cash cow just has to be milked long enough. For a smaller terrace project, I now have a 6-week lead time for the walls and painters/plasterers, and 8-10 weeks until the metalworker will be finished (we are still in the bidding phase).

For the stones to be procured, it comes down to old bricks. That already reassured the mason, because then he won’t have to be annoyed by usury again.

So my current terrace project is still in planning.

Offer for 100 dry stone wall stones is 12.90 each, of which I would need 130 pieces. Plus transport. Not even the really thick ones. It's too expensive for me.

I will now take my existing sandstone and make a wall with it. I have them lying around and in the end it also looks better and more valuable than concrete stones. Of course, it is more work.

I bought the beams last year. Laminated safety glass surprisingly has not become more expensive. The sliding doors made of laminated safety glass at the Dutch supplier haven’t either.
I have tiles available. Ready-mix concrete probably about 20 percent more expensive, maybe I will make it myself.

I will build the under-glass shading myself, the air conditioning except for filling as well. So as of today everything is still manageable. But it could look completely different tomorrow.

My wife works for the largest manufacturer of interior doors and is responsible for production planning there. Currently, the situation is very poor. This means that either interior doors are out of fashion or far fewer are being built.

The company Braas is currently working shortly as all warehouses are bursting full according to our roofer... I think we will see a price correction downwards here as well in the foreseeable future... Stones (bricks, aerated concrete) are currently slightly declining...

The terrace is on the plan for next year... As I imagine it, it's almost 70 sqm because we have a window around a corner. We'll see. What manufacturers are usually chosen for patio slabs? Godelmann is apparently premium and charges accordingly... Mid to upper middle class would be enough for me.

In conversations with neighbors in the neighborhood, you increasingly hear that the warranty is gone because the [GU] no longer exists. If you have a choice, I currently wouldn't build anything at all. The prices are still far too high and will have to drop significantly.

In the paint specialty store, I paid about €480 last week for good silicate paint (2x12.5 + 1x5 liters) and 5 liters of silicate primer as well as a can of primer, a small can of paint, and a small can of glaze. With that, I was able to prime and paint the entire ground floor plus the stairway twice, as well as prime and paint/glaze the stairs. Nevertheless, it’s quite a shock. Because then you still spend several hours painting, and you don’t have the accessories yet either – I had to replace those and therefore buy them new.
