Oh... I offer you this as an all-inclusive package, no problem. I come to you, you pick everything out and I take care of everything. You just have to accept that the house is about 100K more expensive. But it is totally convenient.

And if I'm not mistaken, with new construction you only get 153,124,431. 270 and 275 are not possible with 153. Read the fine print at the KFW.

Above all, reconsider your cost calculation. The 400,000 is absolutely unrealistic. But since you are still at the very beginning, I will only give you the tip: take your time with everything and definitely do not hastily sign with a provider. Take 1-2 years and look at a lot and read a lot :)

I would simply do a proper calculation including the land, ancillary purchase costs, ancillary construction costs, and the house, outdoor facilities, plus painting and flooring. Leave all those KfW loans aside for now. You can’t gain anything from them, nothing is given for free. And then you can see whether you can afford a 55, 40+ or an Energy Saving Ordinance-compliant house. And please don’t calculate with the cheapest base price that the internet spits out. You won’t get a passive house or 40+ for 260,000!

You are talking about KfW grants and low interest rates, but these only make up a fraction of your entire financing. I would recommend that you sit down with a specialist and then discuss the construction project completely. There are situations where a KfW loan does not fit or where it fits very well. The financing should be perfectly tailored to your needs. Factors such as loan type, term, collateral, flexibility, interest rate, etc. play a role.
